Los Montesinos is a small inland town a short drive from Torrevieja, and it has grown fast over the last two decades on the back of British and Irish buyers looking for a quieter base with more house for the money. La Herrada, the main urbanisation, makes up a large share of it. The town itself is genuinely Spanish and still functions as one, which is most of the appeal.
The housing skews newer than the coastal urbanisations — a lot of it built from the 2000s onwards, and a steady stream of new build going up. Newer property changes the job in specific ways. Building dust from ongoing construction nearby is a constant and it is far finer and more abrasive than household dust, so it penetrates deep into new carpet and upholstery. New-build grout is unsealed for the first year or two and stains rapidly if it is not treated. And new furniture in a new house means fabrics that respond very well to cleaning, so an early treatment plus fabric protector is unusually good value here.
Fabric protector at €20 an item is worth more on a new sofa than on a fifteen-year-old one. Applied before the first spill rather than after the tenth, it genuinely extends the life of the piece.
Los Montesinos sits in agricultural country, and the surrounding fields are worked year-round. Ploughing, harvesting and the summer irrigation cycle put a constant fine soil dust into the air, and prevailing wind carries it straight into the urbanisations.
Agricultural dust behaves differently to beach sand. It is finer, it carries organic material, and when it gets damp it stains rather than simply sitting on the surface. That is the source of the faint overall greying people notice on light-coloured carpet, upholstery and terrace tiles here — not one visible mark but an even loss of brightness that happens slowly enough that nobody registers it.
It responds very well to proper cleaning, which is why the before-and-after here is often more dramatic than in a coastal property with obvious visible marks.
