What we actually do — and why a hired machine will not do it

The equipment we use is not the same category of thing as a machine hired from a supermarket. Ours is truck-mount-grade hot-water extraction: water heated to around 90°C, injected into the pile under pressure to release soil bonded to the fibre, then extracted at high vacuum in the same pass. A hire machine runs cool water at low pressure and recovers a fraction of it, which is why carpets cleaned that way take two days to dry and are dirty again within weeks — the detergent residue left in the pile is sticky and attracts soil straight back.

Our process on a Torrevieja carpet runs in five stages. Dry soil removal first, because roughly 80 per cent of what is in a carpet here is dry particulate — sand, calima dust, salt — and extracting it wet just turns it into mud. Then pre-spray with a pH-neutral non-toxic product and a dwell time to break the bond. Then agitation with a fibre-appropriate brush. Then the hot-water extraction pass itself. Then a rinse pass that leaves no residue behind, which is the step almost everybody skips.

Drying is typically three to five hours with normal ventilation, faster with the air conditioning on. You can walk on it before then in clean socks.

The three things that ruin carpets in Torrevieja

Sand. Torrevieja is a beach town and every property here has sand walked into it. It settles at the base of the pile where a domestic vacuum cannot reach, and because it is angular and abrasive it cuts the fibres from below every time somebody walks across. A Torrevieja carpet that is never deep cleaned does not just get dirty, it physically wears out early. This is the single strongest argument for doing it annually rather than when it looks bad.

Calima. Saharan dust events coat everything several times a year. The particles are far finer than household dust, so they penetrate deep into pile and upholstery, and if they get damp they leave an orange-grey stain on light fibres. Spring is our busiest season for exactly this reason.

Closed-up humidity. Torrevieja properties shut up over winter with the shutters down hold moisture in their soft furnishings. That is what produces the musty smell owners notice when they arrive back, and in bad cases visible mould spotting on the underside of a rug or mattress. It does not air out, because the problem is inside the filling.

There is a fourth, less obvious factor: the mains water. Torrevieja water runs at roughly 42 to 50 French degrees of hardness, largely desalinated and heavily chlorinated. Anyone spot-cleaning a carpet with tap water is depositing minerals into the fibre with every attempt, which is why home-treated stains here often end up with a stiff, pale ring around them. We use treated water throughout.

How much is carpet cleaning in Torrevieja?

How long does a carpet take to dry?

Do you use chemicals?

Will old stains come out?

Many will. Some will not, and we will tell you which is which on arrival rather than afterwards. Where a spill has stripped or altered the dye, the fibre is permanently changed and no cleaning restores the colour. Suncream, wine and pet accidents usually respond well if treated properly.

Do I need to be there?

No. Roughly half our work is done through key holders for owners who are not in Spain. We photograph before and after, send the images on WhatsApp and you pay by bank transfer once you have seen them.
