Central Torrevieja is the densest part of the municipality. Most of the housing is apartment blocks from the sixties through the nineties, a good share of them without lifts, on narrow streets with effectively no parking between June and September. The centre is fully walkable — market hall, shopping streets, medical centres, the harbour promenade and two beaches — which is exactly why people who do not want a car live here.
For us that means the job has to come to the property on foot. Our equipment is designed for it: hose runs from the van rather than carrying machines up four flights, so a third-floor walk-up is no different in price or time to a ground-floor bungalow. There is no stairs surcharge and no access charge.
The properties themselves are mostly tiled throughout with rugs rather than fitted carpet, which shifts the work onto rugs, sofas, armchairs and mattresses. Many have been renovated inside older shells, so you frequently get a modern sofa in a flat with original single-glazed windows and shutters — and that combination traps condensation against soft furnishings through the winter.
This is the recurring central-Torrevieja problem. An older block, thick walls, single glazing, shutters closed, no heating running because it is only twelve degrees outside. Moisture condenses and settles into whatever is soft in the room. By March the sofa smells faintly stale and there is dark spotting in the corner of a mattress.
It is not a damp-proofing failure and you do not need a builder. It is ventilation and it is fixable by treating the furnishings properly and then keeping some air moving. Hot-water extraction pulls the moisture and the microbial load out of the filling; airing and air freshener do not, because the problem is inside the foam.
If you are letting a centre apartment out short-term, the same treatment in September before it closes for winter is what stops you opening it up in April to a smell your first guests will mention in a review.
