La Florida is one of the smaller urbanisations on this stretch, sitting between Los Balcones and Punta Prima, but it punches well above its size because of its strip. The Abbey Tavern and the Emerald Isle have anchored it for decades, both with large gardens, live entertainment and, in the Emerald Isle’s case, a pool and bowls club. It draws holidaymakers and residents from across the coast.
Properties within walking distance of that strip let extremely well and take a corresponding beating. The specific problem is not wear, it is spillage that gets dealt with badly. A drink goes over a sofa or a rug late at night, a guest or an owner attacks it with a wet cloth the next morning, and the tannins and dyes get pushed deeper into the fibre and spread outwards. By the time we see it, there is a large pale-edged ring where there was a small dark mark.
The honest advice is: blot, do not rub, and do not use a supermarket stain remover on it. Most drink spills lift cleanly with proper pre-treatment and extraction if nobody has set them first.
La Florida is an unusual mix — short-term lets and long-settled permanent residents on the same streets. We work for both and the jobs are different.
For lets: changeovers at €75 for a two-bed and €105 for a three-bed with terrace, including linen change, restock check and a full photo report on WhatsApp before we lock up. Plus an end-of-season deep clean with upholstery and mattress treatment in September or October, which is what keeps a well-let property from needing new furniture every three years.
For residents: regular cleaning at €18 an hour with a three-hour minimum, and the annual carpet and upholstery reset.

Blot with a clean dry cloth, do not rub, and do not use a supermarket stain remover. Rubbing spreads the dye outwards and sets it; most retail products contain optical brighteners or bleaching agents that permanently alter the fabric colour. Untreated spills usually come out cleanly.
