Los Dolses sits in the middle of the busiest part of the Orihuela Costa — Villamartín golf on one side, Zenia Boulevard and La Zenia on the other. The housing is a mix of apartment blocks, townhouses and duplexes, much of it built in the 2000s, with a very high proportion of British and Irish owners and a large short-term rental market.
The location is the reason people buy here and it is also why properties turn over so fast. A Los Dolses two-bed within walking distance of both the golf and the shopping centre lets for most of the year, which means fifteen to thirty changeovers a season and a corresponding load on the soft furnishings.
The dominant problem is a combination we see in this specific area more than anywhere else: golf-course grass and iron sulphate walked in on shoes from one direction, and beach sand and suncream brought back from La Zenia in the other. The first leaves rust-coloured marks on pale carpet that get worse with the wrong product; the second oxidises into yellow-brown patches on upholstery. Both are treatable and both need the right chemistry rather than more scrubbing.
Most Los Dolses blocks park underground or behind gates, and most communities prohibit washing vehicles in the communal area because of drainage. That rules out the usual options for a lot of residents.
Our van is fully self-contained — its own water, its own power, controlled water volume so nothing runs across a shared garage floor. Iron sulphate from the golf course greens, walked in on shoes and trolley wheels. It oxidises in the fibre and gets worse if treated with the wrong product. It comes out with the right chemistry, so do not attack it with a supermarket stain remover first.
